Strategic Planning / Advisory
All members of our team at The Ryan Approach have held senior management positions in the past. We are well positioned to assist our clients in preparing a strategic plan for short-term stabilization and long term growth. We provide help in building the right team to successfully implement the strategies developed. We assist in stabilizing underperforming properties, implementing capital projects, evaluating future acquisitions and addressing staffing needs. We assist in determining the current and future financial needs of the business and provide advice on obtaining the capital to fulfill those needs.
We work with clients to manage all phases of a project from initial development to post-construction lease-up and staffing. We assist the client in developing realistic cost budgets and implement cost tracking systems to keep the project on budget. We provide the necessary staffing throughout the project to ensure a smooth work flow and timely project completion. On completion of the project, we assist in operations, leasing and/or sales until in-house personnel are in place to manage the ongoing operations.

We assist in the planning stages of a project to ensure that nothing is overlooked in the plans and design of the project. We assist in obtaining bank financing and in the process of drawing down on financing as the project progresses.
Our property management services include helping clients to identify and overcome existing operational challenges and formulate a strategy for growth. Our team has many years of experience in all aspects of residential and commercial property management including operations, leasing, finance and accounting. We manage new properties during lease up, work with the client to put an in-house team in place and/or assist in the process of selecting an outside property management company.

Leasing and Sales
Our energetic leasing team works to lease up residential, commercial and assisted living units, to stabilize underperforming properties and generate immediate income on new developments. Our experienced and motivated sales team assists in the sell-out of condominium developments and 55 + developments thereby freeing up much needed capital for the client.
Financial & Taxation
We provide an extensive array of financial and accounting services, including preparation of financial reports, budgeting, financial modeling, bank financing and tax preparation work. We help our development clients in accounting for construction costs and tracking actual costs against budget. Our experienced finance team provides assistance with obtaining bank financing and with the process of drawing down on financing during the course of the project. We provide advice on structuring businesses in the most tax efficient manner in order to minimize our client's tax liability.
